1.Наиболее распространенное значение слова: лицо, арендующее дом или квартиру у домовладельца [landlord]. Различаются три вида аренды жилой площади: наем по срочному контракту [tenancy for a fixed period], наем по бессрочному контракту [tenancy at will] и наем по молчаливому допущению [tenancy at sufferance (hold-over tenancy)]. При найме по бессрочному контракту он может быть расторгнут обеими сторонами в любое время, но обязательно после предварительного письменного уведомления. В третьем случае квартиросъемщик продолжает занимать дом или квартиру после истечения срока контракта, но не делает попыток продлить его. В этом случае юридически он не считается нарушителем права собственности [trespasser] до тех пор, пока хозяин не потребует его выселения и не подаст на него в суд. По законам практически всех штатов субаренда [sublet] квартиры или дома разрешается только с согласия владельца2. -
